Update: New Renderings of River Park, Cobble Hill's High-Rise Community at LICH Site

Along with a new master plan which shows all five residential buildings, we finally see the design for the now 475-foot-tall (up from 440 feet) 2 River Park and a new aerial rendering of what Brooklyn's skyline will look like when all buildings are completed by 2020. Set to be River Park's tallest tower, 2 River Park is designed by Hill West Architects with interiors by Whitehall Interiors and will feature a split-volume massing with one section clad in curved glass to preserve views, while the lower section will have vertical stone louvers. An offering plan filed with the New York State Attorney General's office calls for 103 residential units and an expected sellout of $221 million, meaning each condo would sell for an average of $2.14 million if approved. Cityrealty recently stopped by the construction sites for each of the residential buildings (see below). Foundation work has started at 1, 2, and 5 River Park, and scaffolding is still up at Polhemus Residences. Polhemus Townhouses has received its facade and looks to be nearing completion.

Photo via Fortis Property GroupEchoing Manhattan condo megaprojects like Hudson Yards and Waterline Square, River Park (formerly known as the LICH redevelopment) is Brooklyn's newest "neighborhood" or, at least, it's being marketed as one. Situated between Cobble Hill and Brooklyn Heights, River Park is split up into two construction phases and has seven buildings in total: 1, 2, 3, 4, and 5 River Park, and Polhemus Townhouses and Polhemus Residences. The official River Park website recently debuted and now, CityRealty has a first look at all the construction sites within Phase 1.River Park development shown towards the right (Fortis Property Group)River Park Master Plan via Fortis Property GroupEarlier this year, sales launched for the condos located at the converted Polhemus landmark building, called Polhemus Residences (6 listings for sale from $1.6M to $5.4M) and the adjacent Polhemus Townhouses. Next up for River Park are its condo towers, though developers Fortis Property Group originally proposed affordable housing, retail, and a school in return for denser development. When they were met with strong opposition by community residents, Fortis forged ahead with their condo plans which will just bring a much-needed medical facility to the area and a restoration of Van Voorhees Park located across the street. Rounding out Phase 1 of the megaproject, condos will be built at 1 River Park, 2 River Park, and 5 River Park. According to Curbed, sales for those are expected to launch next year.Construction on Polhemus Residences; CityRealtyPolhemus Townhouses Construction Site; CityRealty1 River Park at 350 Hicks Street will house 48 studio to three-bedroom residences throughout its 15 stories (251 feet). Some notable features of the interiors include direct waterfront views and dynamic layouts with expandable walls because apparently, that's a thing. Exclusive amenities include an outdoor pool, a garden lounge with a dining terrace, a billiards room, and a wellness suite. FXFOWLE is designing. When CityRealty stopped by the site earlier this month, demolition of the existing 7-story building was nearly complete.Construction on 1 River Park is underway; CityRealtyMoving onto 2 River Park, the tallest of the three towers will stand 440 feet tall and hold residences ranging from studios to four-bedrooms (outdated permits indicate it will rise 28 stories and 116 residences). Hill West Architects is the architect of this interesting design - which features a masonry tower and a west-facing glass screen that "curves like the headsail on a yacht." Panoramic views are offered, along with amenities like a fitness center, rooftop terrace, and pool. Demolition of the existing 12 and 8 story building on the site is complete.2 River Park Construction Site as of early October; CityRealtyAnd then there's 5 River Park (347 Henry Street), the more contextual building out of the three designed by Romines Architecture, the same firm behind Polhemus Townhouses. It will rise 15 stories and contain 25 studio to four-bedroom apartments. Although the lowest in height, 5 River Park will have a ton of amenities, including a music room, game room, spa lounge, pool, and courtyard. The final two properties in River Park will include 3 River Park, a brand new building, and 4 River Park, a hospital-to-residential conversion. These full-block developments will rise between Hicks Street and Henry Street.
