Nine Chapel begins selling distinctive Brooklyn condos with year-round outdoor rooms

Sales have just begun with one-bedrooms sfrom $1,075,000 and two-bedrooms from $1,720,000, but a spokesperson for Corcoran New Development, which is marketing the building, says they experienced robust interest before the official launch. An offering plan with a $27 million sellout was accepted in September 2023.

Nine Chapel's wedding cake massing nods to Art Deco buildings of yesteryear. However, the shimmering, undulating, perforated metal skin marks it as a product of the 21st century. It also allows for excellent privacy while offering transparency for light and views. The new building rose on the former site of a pair of low-rise rowhouses and, by virtue of its 14-story height and eye-catching facade, serves as a new local landmark on this historic corner.

450 Warren Street was distinguished by its innovative approach to indoor-outdoor living, and that approach has carried over to 9 Chapel Street. Residents arrive to a landscaped entrance that purifies the air and enhances the indoor-outdoor experience. All 27 units are reached via wide, open-air terraces that evoke front porches. Many residences feature both uncovered private terraces and covered loggias designed as year-round outdoor rooms.

Each home is designed as a corner unit with at least two exposures, the better to make the most of abundant natural light from oversized, insulated picture windows. Interiors feature ceilings up to 9 feet high, wide-plank hardwood floors, and exposed concrete. Many units feature a butcher block-topped kitchen island, and all kitchens come equipped with energy-efficient Bosch appliances, including electric cooktops. Primary baths are adorned with custom precast concrete floors and sinks, dark green glass mosaic tiles in the shower, and radiant heated floors.

Denmark-based design company GUBI created a model residence as well as the building’s amenities. These include a windowed fitness center with state-of-the-art equipment, a lounge for hosting small gatherings or working from home, and bike storage via a ramped entrance that allows residents to ride directly into the building.
